1) Get a professional appraisal from a licensed appraiser and use the report to determine your asking price. Don&#039;t over price in a buyer&#039;s market.

2) Look for a regional for sale by owner advertising service before you get lost in the sea of dead end listing sites.  Your local service may also publish an area magazine that will promote your property to buyers.  

3) All the steps mentioned are really no different than those you would take should an agent market your property - preparing your home, making repairs, staging, decluttering, etc.  One big difference is that you DON&#039;T have to keep you home clean 24/7 &quot;just in case&quot;.  You control the showing schedule and live your life the way you need to on days other than showing days.  

4) Got a dog that may not react well to strangers?  Selling by owner will help avoid a bad situation and help de-stress your pets and kids.</description>
